Rogen Inn hurdled obstacles. Three buildings were erected during the COVID19 pandemic when health regulations were at its strictest. When the health protocols relaxed, the inn officially opened in May 2022, just as domestic borders opened and the onset of revenge travel commenced.

Today, Rogen Inn is a top of mind destination for every traveler seeking budget-friendly accommodations visiting Davao for business or leisure. But it goes beyond the need for comfortable rooms. The young inn has also become a choice venue for MICE events, private functions and even dining.

Rogen Inn was conceived as a travelers’ inn but it was designed to exude the vibe of a hotel. In three buildings there are 328 rooms—all in the Deluxe category, modern minimalist in aesthetics and curated with appointments any business and leisure traveler needs.

The surge in room occupancy was witnessed during the Kadayawan, in August 2022. From this point, Rogen Inn has maintained this trend throughout the last quarter of 2022 and the first quarter of 2023. For a recently-opened hospitality establishment, “fully booked” is used more frequently than expected.

It did away with features typical of a hotel, like the pool and an in-house food outlet, for good reason. The former is rarely used, if not never at all, by transient travelers in town for business, and the latter, Rogen Inn put in its place a food strip with specially chosen restaurants, including the best and popular homegrown brands. Down this row is Elements, a go-to Davao brand for spa and grooming services. With these features, Rogen Inn has even captured a share of the staycation market.

Habi at Kape, in July 2022, was the first homegrown restaurant to open and operate at Rogen Inn’s food strip. Proprietor Baby Montemayor, with business expansion on plan, found the ideal location at the city center to cater to the brand’s downtown clients and tap the growing market as well. Ample parking, serving the inn’s guests and cross-order partnership with other concessionaires were key factors to the decision to open at Rogen Inn. Today, Habi at Kape has become a favorite in the downtown dining scene, along with Marinatuna, Boiling Crab, Vines and Samgyupsalamat.

With Davao marked as a choice MICE destination, Rogen Inn experienced a high demand for function halls and meeting quarters starting in the fourth month of its operation. This prompted the owners to convert the modern gym into conference rooms to accommodate the MICE market.

“The recent partnership with the premier MICE event in the country, Micecon2023, was testament to Rogen Inn’s capability as a MICE venue. In the first quarter of 2023, we also welcomed national delegates from the IBP and Liga ng mga Barangay, to name two of the biggest events in the city. The ballrooms and meeting rooms were busy as well,” bared Bangayan.

Beyond corporate events, Rogen Inn has attracted the market for social affairs, from intimate to grand. Big parties, debuts and weddings happen as regularly as four times a month on an average since Rogen Inn opened.

March was the busiest month for the young hospitality establishment, when Rogen Inn has proven to be an excellent venue for meetings, conferences and events. The inn was a “partner hotel” of the Micecon 2023, the premier gathering of professionals in the MICE industry. In the same month, it was also one of the chosen residences for delegates of several of the biggest conventions Davao has hosted after the pandemic lockdown.

“Rogen Inn in March 2023 was at its busiest. We had the highest occupancy rate for rooms and function halls in the inn’s 11-month history. Everyday was a busy day and it was a challenge we met head on. We can say we did it with flying colors,” said Gene Bangayan, manager of Rogen Inn.

Leading to the next month, April is no different. The first half of month was ushered in with full house days for Rogen Inn, as shared by the sales and marketing team. With the bookings for rooms and events, it will continue on until the end of the month.

April is also a busy month for Rogen Inn.

“Large groups from national brand companies, religious congregations, educational institutes and private enterprises are scheduled for private functions at the ballroom and meeting rooms, and residency at Rogen Inn. With more April bookings in line for confirmation, we are looking at a busy month ahead for Rogen Inn. Surprisingly, these bookings were done prior to Micecon 2023, one of the city’s most publicized events,” said Bangayan.

The inn conceived for business people has its share of the staycation market as well. Families with children from the city and other regions have had their staycations at Rogen Inn. The most recent influx of staycationers was during the long Holy Week break. The Easter Promotion which offered low room rates and access to Easter activities drew in a crowd.

Adding to the rise of occupancy rate of Rogen Inn is the high walk-in rate, shares Bangayan. This has been the trend for the past quarters.

Whenever guests check in at Rogen Inn, the receptionists ask how they knew about Rogen Inn and why they chose to stay at the inn. Four replies are consistent. First, Rogen Inn was recommended by business associates, relatives and friends. First hand recommendation is one of the effective promotions any brand can have. Second, the affordable rates, a good price for a new and well-designed room that comes with free breakfast. Third, the location. Business, leisure or a mix of both- bleisure, Rogen showcased its capabilities as a competent meetings, incentive travel, conventions and exhibitions (MICE) venue in Davao at the recently concluded MICECon 2023.

The increasing demand for meeting spaces in the last few months prompted Rogen Inn to convert spaces in the inn to conference rooms.

The events that transpired in August and last quarter of 2022, when the ballroom of the inn was the venue to private events and corporate meetings filled the weekday daytime ballroom calendar, was the indication that more meeting spaces were needed.

“We went through all the pros and cons of converting each of the spaces in the inn. Considering that Rogen Inn targets businessmen as its main market, the needs of this group make it our priority,” said Gene Bangayan,” manager of Rogen Inn.

Since Rogen Inn opened its doors less than a year ago, the inn has been the venue to countless business meetings in the planning of the MICEcon 2023 scheduled early this March. With the hotel manager taking a significant role in the Davao Organizing Committee as Co-Chairperson representing the private sector, Rogen Inn played host to the frequent pre-event meetings.

Rogen Inn was one of the seven partner hotels during MICECon 2023, the premier gathering for top-notch industry leaders in the travel, tourism and event management. The inn was one of the residences for delegates during the three-day conference.

“During the duration of the MICECon 2023, Rogen Inn accommodated around 10% of the total number of delegates who arrived for the face-to-face conference in Davao. Emerging from the pandemic, this year’s edition of the conference was hybrid with about 2,000 delegates joining the conference online,” shared Bangayan.

Beyond the role of accommodating the delegates comfortably in the deluxe rooms, Rogen Inn was host to one of the luncheons.

With the expertise of an event stylist, the Rogen Inn ballroom was transformed into a dreamy forest to fit the MICECon “Flora and Fauna” luncheon theme of the day. The table settings were accentuated with Davao tribe trimmings to complement the “Celebrating Diversity” sub-theme of the day’s conference. Both the themes highlight Nature-based Tourism and Sustainable Tourism, in which the MICE industry plays a crucial role in its growth.

The spotlight was on Davao cuisine. Catering for 200 delegates, Villa Margarita prepared a curated meal that integrated several local must-eat on the menu including tuna and Davao’s fresh fruits in season.

GMall is 1.3 kilometers away, five-minute drive or 16-minute walk; Victoria Plaza, 2.2 kilometers away, is an eight-minute drive; and Abreeza Mall is 11 minutes by car at 2.9 kilometers away. SM City Davao and SM Lanang Premier are both 18-minute drive away to the south and north respectively.

Rogen Inn is walking distance from the city center’s points of interests for tourists. The People’s Park is 600 meters away (8-minute walk); the San Pedro Square, where the Davao City Hall, Rizal, Osmeña and Quezon parks, and San Pedro Cathedral are, is only a 15-minute walk away. But if it’s a holy mass you need to hear, St. Jude Parish is a closer 2-minute walk. or the Assumption Parish is also an option a kilometer away, 18 minutes on foot or a 2-minute drive. 

The new city spots like the Poblacion Central Market (the new version of the Aldevinco Shopping Center in a new home) is only a 12-minute walk away. In the same area is the Roxas Night Market, should you want some street food and do flea market shopping. 

Fruits you say? If it’s not peddled on the streets, then Bankerohan Public Market is the place to go. It’s only 900 meters away or a quick 9-minute walk. Or you can opt to head to Magsaysay Park where the fruit stands offer a street side “dining” on local fruits. You might as well explore the area, too. The Chinatown Arch is the gateway to the largest Chinatown (by area) in the country, and Magsaysay Park is where the Tribal Village is for a peek of the 11 tribes of Davao,

Outdoor barbecues and picnics are always exciting on any day. There is something about cooking food over fire that brings the family together. And the aromatic smoke fills the air, everyone will say “I’m hungry” in unison.

When it comes to manning the grill, it’s the man of the house (usually) takes charge. Dad gets his chance to wear the chef’s hat and brag about his barbecuing skills and recipe, which may have been taught by his own dad.

Backyard barbecues are the most convenient. It’s an instant picnic one step away from the door. But what about if you live in a condominium?

“Moving to Davao in 2013, I chose to live in a condominium. It’s easier to maintain because of the size and convenient because of the amenities—the pool, indoor games, park and security,” said Chef Anton Abad, who nodded to a job offer to head a popular chain of restaurants, and eventually opening one of his own, the Olive Bistro.

“For a chef who loves to experiment, cooking can be limiting. I am not allowed to grill inside the unit and property. But that’s understandable with enclosed, shared living spaces,” shared the chef.

“Davao has been tagged as ‘Barbecue Country’ with the countless barbecue food joints. From stalls to high-end restaurants, there is grilled food on the menu. The locals have a love affair with barbecued food. Adding a barbecue pit to the list of amenities, allowing residents to enjoy worry-free outdoor grilling, will make Legacy Leisure condominium living more attractive,” said Wesley Bangayan, VP for Marketing.

Chef Anton says, “Since Filipinos loves barbecue food, it is a good way to get together. A cook out is good for community bonding. Even more fun can be a barbecue cook-off between residents and see who can make the best barbecued dish.”

Ingredients

Barbecue

  •   10 pcs chicken legs and thighs

Marinade

  •   1 cup tomato ketchup 
  •   1 can 7-Up or Sprite
  •   1 cup Soy sauce 
  •   1/2 cup sugar
  •   1 whole garlic, minced
  •   3 tbsp lemon juice
  •   1 tsp freshly ground black pepper

Instructions

  •   In a deep bowl, mix thoroughly all marinade ingredients.
  •   Prick chicken with fork several times then coat them with marinade, set aside and keep in a fridge tightly covered for at least 24 hours.
  •   Remove chicken from the fridge, it should be in room temperature before cooking. Drain chicken of its marinade, reserve the liquid.
  •   In a sauce pan, mix water and cornstarch until free of lumps then combine with the separated marinade and oil.
  •   Cook the sauce and simmer until it thickens.
  •   Prepare your charcoal barbecue then grill your chicken, don’t baste at this stage it will burn the chicken due to the sugar content. When chicken is nearly cooked baste chicken with the cooked sauce and cook for one more minute on each side. Serve with Java Rice and Atchara.

In line with SM Prime Holdings’ commitment on disaster mitigation measures and carbon footprint reduction, the mall is designed to achieve a sustainable future. 6” CHB walls with an Exterior Insulating Finish System and Variable Frequency Drive (VFD) make it a cost-efficient and energy-saving building.

Likewise, its Sewage Treatment Plant has a Treated Water Recycling Tank System that helps in the conservation of fresh water. An Underground Rainwater Tank, on the other hand, can help mitigate the cause of flooding within the mall’s neighboring areas.

SM’s 75th supermall is here.

As my friend Linda from Butuan City in our exchange of chat messages said “dugay na intawon gihulatan sa mga taga dinhi ang opening of SM” (we’ve been waiting for its coming here). In our interview with the president of the giant mall operator, SM Prime Holdings, in 2012 at the re-launch of SM SouthMall, Mr. Hans T. Sy said “the construction of malls in Mindanao is in support to the growing retail market of the island”. Butuan was among those cities he mentioned in the pipeline for their expansion project. SM CITY BUTUAN OPENS

Great shopping, leisure, and entertainment goes to northeastern Mindanao when SM City Butuan opens its doors to the public on Friday, November 13, 2020. It is SM Prime Holdings’ 75th supermall, the sixth in Mindanao, and the first in the CARAGA region.

Butuan is the commercial, industrial, and administrative center of the CARAGA region, and a strategic trading hub in Northern Mindanao, with major roads connecting it other key cities in the island including Davao, Cagayan de Oro, Malaybalay, and Surigao.

While Butuan today is highly urbanized, and ranked as the 4th most competitive city and the 5th richest in Mindanao, it also has a fascinating past captured in the famous local expression “before the Philippines, there was Butuan“.

That is because Butuan was already a progressive city centuries before the arrival of the Spaniards. Historical records show that as early as the 10th century, local people were already engaged in trade and commerce with other nations and cultures like the Vietnamese and the Srivajaya people of Java, Indonesia. And today, Butuan makes history again as SM opens a new mall in the city during these challenging times.

Located in a 37,233 sq. meter property along JC Aquino Avenue, SM City Butuan will serve shoppers in Agusan del Norte, as well as those in the nearby provinces of Agusan del Sur, Surigao del Norte, Surigao del Sur, and Dinagat Islands. Real estate projects require 30% of its development to open space. This is intended for a green space, common facilities (or amenity areas) as well as roads and drainage facilities. The remaining 70% is for the structures.

It will come as a surprise to anyone that one developer goes the opposite direction. Home-grown CrisRon Holiday Builders, Inc. will build its condominium project, Legacy Leisure Residences, and allot almost 70% of the land area for open space. They are doing so to achieve a theme— a resort-like living space in a rapidly developing city.

“Davao is rapidly becoming highly urbanized. Soon enough, vast green and open spaces will be at a premium. The span of Ma-a Road is already an address to many villages and is a fast-growing commercial stretch. At Legacy Leisure Residences, we want to provide a large inner-urban natural patch for the residents to enjoy daily, a green space they can call their own,” said Wesley Bangayan, VP for Marketing for Legacy Leisure Residences.

Legacy Leisure Residences is a mixed-use condominium development on a 2.8-hectare property along Ma-a Road. The resort-themed complex will have four 15-storey buildings, a large area for amenities and a commercial strip at the development’s frontage.

How will the developer put the “wow” in an expansive space that’s almost two hectares?

“We could easily build nine buildings in the property instead of four. Businesswise, utilizing the most from a space is ideal, and generate more income. But we want to present a different experience. The Legacy Leisure Residences recreation area will be impressive. All within the complex will be a garden, water park and sports complex that every nature lover, sportsman, child and resident of any age can revel in.

The water feature will be grand. It will highlight an Olympic-size pool, a water theme park and a spray park for kids. For the sports oriented, there will be a tennis court, basketball court, jogging track, and golf pitch and putt green for avid golfers. A well-equipped gym will lure in the health and body conscious residents. A barbecue area by a small park with benches is designed for residents to gather and interact. Completing the list is a function hall for socials and a commercial area to service the homeowners’ basic needs.

On the design process, Legacy Leisure Residences addressed the basic yet vital components of a resort-themed condominium project—privacy; roomy residential units, from 37sqm for a one-bedroom unit, 77sqm for a 2-bedroom unit and 135sqm for a 3-bedroom unit; 24-hour security system; spacious, themed amenity area, and structurally-sound buildings.

The design presented itself like a forecast which proved most beneficial for Legacy Leisure Residences. The series of earthquakes that struck the city in the last quarter of 2019 and the 2020 pandemic that made a lockdown necessary were incidents that showed the condominium is well-designed. It is ready for these circumstances.

Earthquakes and lockdowns can cause anxiety. Many years back  Davao City has gained the interests of investors wanting to locate here and the attraction went stronger the past three years.

It came to the investors’ radar also when then Mayor Rodrigo Duterte became President of the Republic of the Philippines as many of those businesses that we interviewed attributed the interests of locators to how the then Mayor transformed Davao City into a business friendly city.

The condominium project is a partnership of old time family friends,  the Yap’s and Bangayan’s (Cresencio Yap and Ronald Bangayan) where both are operating their respective businesses from many years ago to now in this city. The former into operating several malls, warehouse clubs and convenience stores and the latter on real property, tourism related establishments and transportation. The second generation of children who were classmates in school both in Davao and Vancouver will oversee the construction of the project under the guidance of their patriarchs.

Clark Yap, vice president of Crisron Holiday Builders, Inc. said the project will come different from the other mixed-use condo development here by reversing the requirement set  by the Housing Land Use Regulatory Board (HLURB) of 70 percent selling area and 30 percent amenities and open spaces.
“Ours will be 30 percent selling area and 70 percent amenities and open spaces because we want to offer the residents an “staycation condo” or a resort-like home living,” he said.
It will have a leisure compound amenities that would include among others, water theme park, spray park, jogging park, tennis and basketball courts, parks and playground, he said adopting the current trend of healthy living.
He said it will also be the first condominium in Mindanao that will have an Olympic size swimming pool.

“Units will only be for single bedroom at 36 sqm and two-bedroom 70 sqm types because our target are the start up families, the retirees, and overseas Filipino workers who need a home in the city with bigger livable spaces aside from the recreational facilities that they can access,” he said.
He said we are transparent in our offering and we do not do shortcuts especially on the construction.
Wesley Bangayan, vice president for Sales and Marketing of Crisron Legacy Leisure Residences said the buildings are designed to with stand 7 to 8.4 magnitude of earthquake even as he said that they pay particular attention also to PSI (pounds per square inch) of the concrete materials that’s why we have our own batching plant to ensure that cements are properly cured.

The building will also be installed with supply and seismic accelerographs with the foundation aside from beams and columns will have sheer wallings.
He said the construction will be done by phases with the phase one working on a billion funding for Tower 2 and the amenities which is expected to be finished within three to four years.
Meanwhile, Yap said they will dedicate lower floors for investments like Air BnB purposes but it will be accompanied with deed of restrictions. We will also coordinate with the City Tourism Office on this while they are finalizing the provisions with their legal department. Spaces for commercial purposes will be available.
“We are leveraging on the maturity the city and its growth also on tourism and the coming in of other businesses where investors or expats needing a place for longer stay,” he said.
Yap said they see the growth of Davao flourishing with real property as one of the drivers.
He said in the next 5 to 10 years we see the growth of Mindanao maybe surpassing that of Luzon or Visayas given the advantage of our big land connected by roads within the island and hopefully with the Mindanao Railway System (MRS).
“We are looking at the Davao City as another hub for international markets and just like how Luzon and Visayas are marketing their other destinations outside of the capital cities which could be possible here,” he said.
Given this first partnership project, he said they are already looking at other areas in Mindanao like General Santos City, Tagum City and Cagayan de Oro City and the others cities in the island.
