Barely a year old, Rogen performed well in 2022 & it has lined up exciting plans for 2023.

For a young hospitality establishment that’s barely a year old, Rogen Inn recorded an impressive patronage in 2022, hitting an average of 70% occupancy rate in the last quarter of 2022.

Rogen Inn opened in May 2022, still an uncertain time in the course of the pandemic with the widespread infection caused by the Omicron variant earlier in the year.

“We continued building Rogen Inn even during the pandemic following the safety protocols strictly. With 212 rooms in two of the three buildings ready for operations, we decided to open Rogen Inn. It was timely with the health restrictions easing up and vaccines are widely available in Davao,” said manager Gene Bangayan.

Rogen Inn’s promotional thrust as “an inn but just like a hotel,” the low introductory room rates, dining choices within the compound plus its location in the city center caught the attention of travelers. The market Rogen captured in the first few months of operations were walk-ins and domestic tourists in transit, and were very satisfied with their stay, shared Bangayan.

With regional travel picking up in the third quarter of 2022 and the Kadayawan Festival in August, Rogen Inn got its share of city visitors and peaked at 60% occupancy on average.

In the fourth quarter of 2022, the inn surpassed the previous quarter’s numbers and peaked at 70% occupancy.

With people more comfortable with face-to-face gatherings, the last quarter brought in the events and Rogen Inn’s function halls calendar was full. The demand was high, thus the management decided to temporarily convert areas allocated for other purposes into additional function rooms.

Bangayan said that 2022 was a good year for Rogen Inn and they have lined up the plans for a better hospitality establishment this 2023.

“Part of the plan for the first quarter of 2023 is to convert the planned gym space into boardrooms or meeting rooms that will accommodate 10 to 20 people. We saw the need for additional function rooms of this size as Rogen Inn currently has a large function hall that can be subdivided into three halls,” bared Bangayan.

Heeding to the needs of business travelers, Rogen Inn will be setting up a Business Center soon.

The North Wing, the third building, will be open for operations by the second quarter this year, adding another 128 rooms to the inn’s total inventory. “Rogen Inn’s restaurant row has become a byword and we pride ourselves on the dining options we have. Five are homegrown brands: Marinatuna and Boiling Crabs for seafood lovers, Habi at Kape serves Davao-inspired cuisine, and Vines is Thai fusion and dessert haven Yoh Froz;

Rogen Lounge is a wine and coffee bar; and Korean restaurant Samgyupsalamat is a Manila brand,” she shared.

Amenities such as a travel desk at the lobby and Elements, a salon and day spa, add convenience to guests.

Davao’s newest hospitality landmark offers the aura and comforts of a hotel in an inn.

Rising slowly on a former car barn during the course of the pandemic were three mid-rise buildings on one of the busiest bifurcated roads in downtown Davao. The architectural design would elicit “another condominium rising” remarks from the motorists and passers-by. It is not. Perhaps it’s a hotel? 

“Rogen is not a hotel but an inn. However, it was designed to exude the look of a hotel, the size of a hotel and promises the comforts of a hotel,” says Gene Bangayan, current manager of the new hospitality establishment.

Grand. A spacious, high-ceiling lobby with three reception counters to attend to multiple guests at a single time.

“Just like a hotel, the inn has a welcoming spacious lobby with high-ceiling and receptionists in three separate check-in counters to attend to guests at any given time.

It has 328 Deluxe Rooms uniformly sized per building. The rooms in the South and West wings are a tad bigger in size than that of the North structure’s, but all accommodations are equally well-appointed with tap card access and necessities any business and leisure traveler needs,” she adds.

The inn foregoes the amenities one would expect of a typical hotel, “But I assure you Rogen Inn provides options that can impress,” assures Bangayan. 

Homegrown A-listers. Rogen Inn has populat Davao-born restaurants in its premises.

For one, Rogin Inn may not have a kitchen and an in-house restaurant, but it hosts within its premises a number of Davao’s best homegrown restaurants, like Marina Tuna, Boiling Crab and Habi at Kape to name three. Whatever the guests’ cravings may be, these restaurants can satisfy it, from breakfast to dinner and anything in between. 

“We are also addressing the need for an event space, for live-in affairs or otherwise. Rogen Inn’s function hall, which can be divided into three halls, occupies the entire top floor of the South Wing. The grand hall can accommodate as much as 150 guests for a round table set-up with stage, and 300 guests with a conference set-up. There is a designated room for caterers with a private hallway that can access each hall,” Bangayan shares. 

Guests can dip into other forms of activities to release pent-up energy, burn calories or relax at the end of a busy day even in the absence of a pool. Rogen Inn houses the popular local gym, Holiday Gym, on the top floor of the West Wing, while Elements Salon, more than just a grooming place, is a day spa as well that lists therapeutic massage on its menu of services.

Soothing. Hot and cold shower, what one may need to start or end the day.

Relaxation for Rogen Inn’s target market—the businessmen, transient guests, and leisure travelers who love to explore the outdoors—would always be a comfortable, firm bed wrapped in fresh linen, hot and cold  shower, and a very cool room to come home to no matter what time of day. These are on top of their priorities and these are what Rogen Inn can extend.

“Most importantly, the absence of some of the amenities will allow Rogen Inn to focus intently on personal service, the warm hospitality Davao is known for,” declares Bangayan.

Rogen Inn’s address makes it attractive as well. Located at the corner of Mt. Apo and Lopez Jaena Streets, it is at the center of Davao’s bustling business district and accessible to both private and public transportation. 

Parking in the city center is an issue. This is why an ample parking space was inputted into the design as well. Rogen Inn makes it convenient for the road travelers and frees them of the worry of a space to park their vehicles even if they arrive at peak hours or in the middle of the night. 

“Rogen Inn is an unconventional inn, or you can refer to it as an untraditional hotel. We are ready to welcome guests and let them find out for themselves. The inn is on its soft opening and Rogen Inn has received the Department of Tourism accreditation,” remarks Bangayan.

For any marketing team, selling a new idea will have its challenges- seen and unforeseen. Such is the case with Legacy Leisure Residences (LLR), a rising condominium project along Ma-a Road. It’s a home-grown brand, a joint project by two of Davao’s most respected families with businesses in real estate, hospitality, retail and many more.

From conception to the drawing board, Legacy Leisure Residences was envisioned to be one of the most exciting condominium projects that will rise in Davao City. The idea is to bring everyday staycation to its residents via a world-class, resort-type development. On January 30th, 2020, the project broke ground. The idea was turned into reality.

However, short of two months after groundbreaking the COVID-19 pandemic lockdown took effect. It was not until May when the restrictions were relaxed and work resumed with minimal work force.

“It was a good thing our digital marketing was set. We capitalized on it and presented the project to the market virtually,” said Malen Faune, LLR sales and marketing manager, adding, “It was a team work. The owners created sales strategies and the marketing team implemented it. We met with the brokers and buyers online. Mae Reyes, on the other end, took charge of digital marketing.”

Malen Faune meets buyewrs and brokers and hosts showroom and site tour. Included in the tour by appointment of agents and investors is a site development visit.

“Pandemic or not, it was business a usual. We were quick to adapt to the situation and the owners were with us, not just behind us, all the way,” said Dionna Mae Reyes, marketing staff.

There is no putting down a good project. LLR is a unique vertical village. For one, it will be built on a 2.8-hectare property with 70% of which will be dedicated to leisure amenities and open spaces. Only four 16-story buildings will be erected with structural integrity a priority. While the exterior boasts of space so will each of the residential units. The average area for a 1-bedroom unit is 37sqm. and the biggest at 135sqm. for a 2-bedroom unit. Security will be 24/7.

“With LLR’s offering, impressing investors was effortless. While we have reached a large market via virtual transactions, face to face dealing and actual tours have a personal touch and can be more appealing. Thus, we opened the showroom for them, but following very strict health protocols,” said Faune.

By appointment, agents accompanied the buyers to the showroom by batches. Faune gave them the tour starting with the showroom and ending with a site development visit.

“It is important that we establish the trust of our investors. There is no better way to that than by presenting to them the project developments. Despite the ongoing pandemic, LLR continues to build to meet the target delivery,” she said.

Payments schemes where introduced in tranches. They are on the third since it opened to the market and each attracted new investors. Believe it or not, even with the pandemic, they have transacted almost 60% of Tower 2 units over the last quarter of 2020. The number of sales is increasing each month.

Faune credits LLR’s partners on the favorable sales result, “We have welcomed real estate brokers to the LLR family. We meet them regularly and share our plans. In turn, they share their inputs. It’s a win-win relationship and the numbers prove it.”

“We will stick with our marketing plan and implement it this 2021. We will also be introducing promotions within the calendar year.”

To sweeten the deal this February, LLR is gifting investors their future residents with their choice of appliance from LLR’s list.
