Merlgen boosts sales by 55% in 2022

For the same period of time in 2021, Merlgen Euro Designs, Inc. records its 2022 sales with a 55% increase.

“We did well during the span of the pandemic. With everyone indoors, home improvement was seen as essential to accommodate the needs of each household member, whether it’s for work, school or personal space. Coming into 2022, when restrictions eased up and Merlgen’s operations went full blast, the sales shot up,” said Honeylet Lim, manager of the Merlgen.

Lim shared that their clients are pushing through with the residential projects, and these are new projects for a new home, not  renovations. Merlgen has been tasked to fit homes with customized cabinetry—from kitchen to bedroom, living room to toilet and baths.

We fitted new rent houses and second homes for clients who wanted an alternative address just in case a Covid-like incident transpires again.

“Residences make up most of the projects with 40% of the total number. Condominium, hotel and restaurant projects make up the rest of the list with 20% each,” said Lim.

The company’s service reaches beyond the city borders. Merlgen’s track record has enticed clients from out of town going as far as General Santos, Koronadal, Valencia, Maramag in Northern Mindanao; Bangaga in Davao Oriental; and Agusan, southeast of Mindanao.

“Of our total projects, 30% are out of town,” said Lim, adding, “These areas are where families are building their rest houses. These, perhaps, are second homes or vacation homes, and even alternative addresses just in case a similar incident like COVID transpires in the future. It’s best to be ready, our clients confessed.”

Merlgen had to keep up with the high demand for their customized cabinetry orders, and make sure they adhere to their 45-day project completion.

“Even if our factory operations are in full blast and doing overtime shifts, the work force is not enough. Because of the boost in sales, we had to increase manpower. We added new employees for the production and installation teams,” said Lim.

Because with the boost in sales, we increased manpower and invested on additional state-of-the-art machineries.

The company’s manufacturing facility in Davao houses state-of-the-art machinery including the CNC (Computer Numerical Control) cutting machines, which ensure speedy and accurate results. The output of the two manufacturing plants guarantee that the demands are met.

“With the high yield of the CNC cutting machines, banding production has to be augmented as well. We also added additional edge banding machines this year.”

Edge Banding is the process of covering the raw and exposed sides of particleboard or wood panels with a thin strip of PVC or resinous material.

“The new addition of machines to the production line is a big help because it cuts the waiting time for the boards to undergo the edge banding process.”

At the rate Merlgen is going this year, what’s the company’s forecast for 2023?

“At the rate we are going now, I think Merlgen will grow and will increase its sales in the coming years. This is due to the people’s awareness of the convenience of customized cabinetry. We are also planning to upgrade our material options to cater the latest trends in the market,” shared Lim.

“CLLR posted a 90 % sale in less than a year, a feat for the sales team in the time of a pandemic,” said Wesley Bangayan.

The pandemic is a challenging period to the real estate enterprise in Davao. But surprisingly, Legacy Leisure Residences is posting a steady rise in its sales.

“We officially launched two months before the lockdown, on January 2020. But as soon as the restrictions were eased, we bounced back to work with positive energy, adapted to the situation, created good deals, and strengthened our digital presence and relationship with the real estate agents, and got the construction rolling again,” said Wesley Bangayan, VP for marketing for CrisRon Legacy Leisure Residences (CLLR).

Bangayan confessed that there was uncertainty looming on the sales department. But trusting their brand and team, they were able to surpass their sales target in 2020.

“Our strategy worked. In a span of five months, from August to December 2020, we posted a 60% sales on the first building, which is Tower 2. For the first half of 2021, CLLR posted a steady rate in sales. In essence, 90% of CLLR’s Tower 2 has been sold in less than a year. This is a feat for the sales team in the time of a pandemic,” said Bangayan.

At the rate it is going, Tower 2 will be sold out before the end of the year, he added.

Bangayan says that Legacy Leisure is unique and this is what makes the condominium project attractive. It went the opposite way of the usual residential projects. CLLR allotted a huge chunk of the 2.4-hectare property to open space and opting to erect only four 15-story residential buildings.

“We are fashioning resort living in the middle of the city where residents can breathe in everyday leisure. An expansive open space is needed to achieve this. “Another major concern from the future and prospective residents is the structural integrity of the towers. From the conception of the project we have addressed this. We have reputable design professionals who designed earthquake-proof buildings. A story about CLLR’s structural integrity was published in major newspapers in Davao and Manila.”

Bangayan further says that CLLR transparency on the development of the condominium also adds to its appeal and builds trust. Since the IATF’s go signal on construction sector, work on the structures have been unceasing until today.

Ingredients

Barbecue

  •   10 pcs chicken legs and thighs

Marinade

  •   1 cup tomato ketchup 
  •   1 can 7-Up or Sprite
  •   1 cup Soy sauce 
  •   1/2 cup sugar
  •   1 whole garlic, minced
  •   3 tbsp lemon juice
  •   1 tsp freshly ground black pepper

Instructions

  •   In a deep bowl, mix thoroughly all marinade ingredients.
  •   Prick chicken with fork several times then coat them with marinade, set aside and keep in a fridge tightly covered for at least 24 hours.
  •   Remove chicken from the fridge, it should be in room temperature before cooking. Drain chicken of its marinade, reserve the liquid.
  •   In a sauce pan, mix water and cornstarch until free of lumps then combine with the separated marinade and oil.
  •   Cook the sauce and simmer until it thickens.
  •   Prepare your charcoal barbecue then grill your chicken, don’t baste at this stage it will burn the chicken due to the sugar content. When chicken is nearly cooked baste chicken with the cooked sauce and cook for one more minute on each side. Serve with Java Rice and Atchara.

For any marketing team, selling a new idea will have its challenges- seen and unforeseen. Such is the case with Legacy Leisure Residences (LLR), a rising condominium project along Ma-a Road. It’s a home-grown brand, a joint project by two of Davao’s most respected families with businesses in real estate, hospitality, retail and many more.

From conception to the drawing board, Legacy Leisure Residences was envisioned to be one of the most exciting condominium projects that will rise in Davao City. The idea is to bring everyday staycation to its residents via a world-class, resort-type development. On January 30th, 2020, the project broke ground. The idea was turned into reality.

However, short of two months after groundbreaking the COVID-19 pandemic lockdown took effect. It was not until May when the restrictions were relaxed and work resumed with minimal work force.

“It was a good thing our digital marketing was set. We capitalized on it and presented the project to the market virtually,” said Malen Faune, LLR sales and marketing manager, adding, “It was a team work. The owners created sales strategies and the marketing team implemented it. We met with the brokers and buyers online. Mae Reyes, on the other end, took charge of digital marketing.”

“Pandemic or not, it was business a usual. We were quick to adapt to the situation and the owners were with us, not just behind us, all the way,” said Dionna Mae Reyes, marketing staff.

There is no putting down a good project. LLR is a unique vertical village. For one, it will be built on a 2.8-hectare property with 70% of which will be dedicated to leisure amenities and open spaces. Only four 16-story buildings will be erected with structural integrity a priority. While the exterior boasts of space so will each of the residential units. The average area for a 1-bedroom unit is 37sqm. and the biggest at 135sqm. for a 2-bedroom unit. Security will be 24/7.

“With LLR’s offering, impressing investors was effortless. While we have reached a large market via virtual transactions, face to face dealing and actual tours have a personal touch and can be more appealing. Thus, we opened the showroom for them, but following very strict health protocols,” said Faune.

By appointment, agents accompanied the buyers to the showroom by batches. Faune gave them the tour starting with the showroom and ending with a site development visit.

“It is important that we establish the trust of our investors. There is no better way to that than by presenting to them the project developments. Despite the ongoing pandemic, LLR continues to build to meet the target delivery,” she said.

Payments schemes where introduced in tranches. They are on the third since it opened to the market and each attracted new investors. Believe it or not, even with the pandemic, they have transacted almost 60% of Tower 2 units over the last quarter of 2020. The number of sales is increasing each month.

Faune credits LLR’s partners on the favorable sales result, “We have welcomed real estate brokers to the LLR family. We meet them regularly and share our plans. In turn, they share their inputs. It’s a win-win relationship and the numbers prove it.”

“We will stick with our marketing plan and implement it this 2021. We will also be introducing promotions within the calendar year.”

To sweeten the deal this February, LLR is gifting investors their future residents with their choice of appliance from LLR’s list.

This homegrown property builder of Davao City noticed an impressive increase in their sales towards the end of 2020 despite the pandemic and hopeful that with the availability of the vaccine and some restrictions lifted to double their efforts in delivering the units by middle of 2024 even as Wesley Bangayan, VP for Sales and Marketing of Legscy Leisure Residences said they are on schedule with their timeline.

The pandemic may have caused the slowdown in the economy in 2020, but the year was kind to Legacy Leisure Residences.

“We have to credit the whole team. We got creative with how we ran things starting from within the company, boosting everyone’s morale during an uncertain time, which radiated outwards. The team, which included the brokers, was reconditioned with the product and deals. There was an impressive increase on our sales on the latter half of 2020,” said Wesley Bangayan,  VP for sales and Marketing.

Legacy Leisure Residences vice president for Sales and Marketing says the company is bullish this 2021.

The plan for 2021 is to continue to apply the company strategy that proved effective for the project: be very visible online and on print; encourage its partners to challenge themselves; and show prospective clients why it is wise to invest in this condominium project.

“The unit inventory in Tower 2 was quickly grabbed prior to the price increase. We will keep the ball rolling,” said Bangayan.

“Construction of the first condominium tower, Tower 2, will continue. Same as last year, we will maximize the allowable working hours and manpower under the IATF guidelines for construction this 2021. The good news is we are on schedule with our timeline. Once the vaccine is available and the restrictions are lifted, then we will double our efforts to deliver the units on or before the target date in the second quarter of 2024,” he said.

Legacy Leisure Residences is a month short of turning one year but its relentless efforts in its publicity in the middle of the pandemic was noticed as one of the key developments in Davao City. It was able to reach the  target audience, who became investors.

The condominium to rise along Ma-a Road is a unique project and a world class development says the developer, CrisRon Holiday Builders, Inc. It will be the first vertical village project in Davao and Mindanao that will allot majority of its acreage to amenities, which will include an Olympic size swimming pool, a spray park for kids, sports facilities to include basketball and tennis courts, a gold pitching area, jogging track and parks with lush greenery. These, along the typical amenities of condominiums like function halls, gym, a commercial strip and other open spaces, will use up 70% of the 2.8 hectare development.

The remaining 30% will be allotted to the development of four residential towers with 15 stories each. Living spaces in each building will be spacious. A typical one-bedroom home will have a 37.35sqm in area, 76.35sqm for a 2-bedroom unit and 136.50sqm for a 3-bedroom unit.

The company’s approach is the opposite of the required 70% infrastructure and 30% open space for a development.

Bangayan meanwhile said “we recently launched a new 15-85 payment scheme. It is attractive because there is no downpayment and the 15% equity is payable in 48 months interest free. However, the client has the option to pay higher than the computed monthly amortization and lessen the 85% balance.

“With a lower balance, there is a higher probability for banks to approve a loan,” Bangayan said

He also said that part of the pre-COVID19 marketing plan was put on hold of activities that required exposure and close contract with people. One of those is the series of mall exhibits in Davao City, Davao del Norte, Davao de Sur and in other key cities like Cagayan de Oro and Cebu.

But Bangayan said Legacy Leisure will still mount these mall shows should health protocols be lifted when the vaccine becomes available.

With Legacy Leisure Residences, the condominium development along Ma-a Road that was launched in January this year, the introductory price was offered with an easy payment plan. The deposit of Php 8,000 per month is payable in 48 months and the balance can be financed by a partner bank or Pag-Ibig Fund, or by availing of the in-house loan.

“The lockdown was implemented right after we launched,” said Bangayan, “Thus construction and sales was put to a pause. When the restriction was eased, we went back to the field right away. Whatever delay there was, it was minor. Construction is back on schedule.”

Bangayan said they did the same with their sales and marketing. “We had to get creative during this period pf pandemic. First and foremost, we boosted the team’s morale with the help of a motivational speaker. Then we strengthened product knowledge with everyone including our partners, and invited a creative, tech-savvy expert to join the team.”

In place of marketing activities like mall exhibits and sales caravans, Bangayan said they went all out via the digital format—virtual tour of the showroom, sales meetings, etc. Adding to the company-initiated high visibility plan in both print and social media, one of the thrusts of the Legacy Leisure is to get the partners involved in the advertising and promotions via social media.
